In that article they mentioned several considerations the prospective buyer should check prior to pushing through with the deal. “I cannot over-emphasize the need to investigate with the Registrar of Deeds that the Transfer Certificate of Title (TCT) is clean and that it really corresponds to the property that was shown to you. Generally, for agricultural lands, TCTs still need to be secured as most these types of properties are covered by just tax declarations issued by the local government units.”

Once everything is in order, then the prospective buyer should straighten out his finances and prepare for the payment of the farm land and other costs that come with buying a farm. He should also be prepared about the maintenance cost of the land.
